RESIDENTIAL CLOSING GUIDE
Safe Harbor Title Company
FROM CONTRACT TO KEYS
=========================
STEP 1 — FIRST OF ALL…
Once your Purchase Agreement is executed, your Realtor will send it and your Earnest Money Deposit to us to begin processing.
STEP 2 — AND THEN…
When we receive the contract and EMD, you will receive an introductory email from us providing you with our contact information. You will also receive an email inviting you to access your file via our secure portal.
STEP 3 — WE’RE GETTING THERE!
There is quite a bit of information that we will need in order to accurately and efficiently process your closing. The portal will allow you to securely provide everything in one place and at one time.
STEP 4 — WHAT WE’RE UP TO
By now we have ordered a title examination of the property to determine if there are any liens, judgments or other title defects that we will require the seller to address prior to closing.
STEP 5 — WE’RE ALSO DOING THIS…
We have also started preparing the Closing Disclosure (settlement statement). We’ll work closely with you, your Lender and the Realtors to identify and calculate all funds needed for closing.
STEP 6 — SELLER REVIEW & SIGNING
During this time, we will be busy communicating with the Seller’s settlement company to be sure they have approved the settlement statement and have executed the Deed and all other necessary documents needed to transfer title.
STEP 7 — WE’RE SO CLOSE!
After the Lender and Seller have approved the Closing Disclosure and Settlement Statement we will be able to provide you with the final amount you will need to close. If you have not already, you can securely access our wire instructions through the portal.
